The RICS Level 3 Survey, formerly known as a Building or Structural Survey will identify risks, explain the nature of the problems and explain how the client may resolve or reduce the risk.

What is a RICS Level 3 Building Survey?

The RICS Level 3 Survey is a thorough physical inspection of the property and a report which provides an in depth overview of the condition of the property and any risks it may contain.

The surveyor carefully and thoroughly inspects the inside and outside of the main building and all permanent outbuildings, recording the construction and defects that are evident. This inspection is intended to cover as much of the property as is physically accessible.

What does the RICS Level 3 Building Survey include?

  • A detailed visual inspection of the building, its services and the grounds and is more extensive than a survey level 2.

  • Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars) a summary of the property’s defects and the possible risks involved.

  • Although the services are not tested, they are observed in normal operation – in other words, they are switched on or off and/or operated where the occupier has given permission and it is safe to do so.

  • The report objectively describes the form of construction and materials used for different parts of the property. It describes the condition and provides an assessment of the relative importance of the defects/problems.

The RICS Level 3 Survey is the most detailed survey.

This survey is suitable if you are dealing with a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works. It costs more than the other RICS reports because it gives detailed information about the structure and fabric of the property.
